An easy way to get cash flow is by getting a low interest rate loan for the starting years. There is a scheme called the payment option that lets a person decide the monthly payments for some years usually five. The payments would increase every year by some amount. The interest is accrued at the same rate as was agreed. The interest that the payments do not incur is deferred. At the end of five years, the deferred interest is added to the loan. The loan now becomes standard variable rate loan. Do not fear, as by this time the properties value would have increased to cover the deferred interest amount.

An interest only loan is another way to maintain the real estate cash flow. The period of such loans is of five to ten years. During these five to ten years, the person pays only the interest on the loan amount. This type of loan option works only when one is able to sell or refinance the property by the end of the loan period.
